Terms & Conditions
Last updated: October 23, 2026
The short version: This website gives general information about our services. It is not a contract or a guarantee. The services we actually perform are provided under a separate written agreement or proposal that you approve. In an emergency with immediate danger, call 911 first.
1. Agreement to these Terms
These Terms & Conditions (“Terms”) govern your use of this website, which is operated by Southern Facility Management (“SFM,” “we,” “us,” or “our”). By using the website you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the website.
These Terms apply to the website only. Services we perform for clients are governed by a separate written agreement, proposal, or work order. If it conflicts with these Terms, the written agreement controls for those services.
2. Our services and what this website is
SFM coordinates commercial facility maintenance, inspections, repairs, and emergency response. Services may be performed by SFM or by independent third-party contractors that we engage and manage.
Nothing on this website is an offer that you can accept to form a contract. Prices, scope, schedules, and terms apply only when they are stated in a written proposal or agreement that we have issued and you have approved. Submitting the contact form does not create a client relationship or obligate either of us.
3. General information only
Website content, including descriptions of industry requirements and regulations such as accessibility, fire and life safety, health, and workplace safety rules, is general information only. It is not legal, engineering, safety, code compliance, or other professional advice. You remain responsible for the condition and regulatory compliance of your facilities, and you should consult qualified licensed professionals about your situation.
4. Response times and availability
Any response times, dispatch speed, hours, or availability described on this website, including for emergency service, are targets and goals. They are not guarantees. Actual response depends on factors such as the nature and location of the request, weather, traffic, and the availability of qualified contractors. A response time commitment exists only if it is stated in a written agreement signed by us.
If there is immediate danger to people or property, such as fire, smoke, a gas odor, flooding, an electrical hazard, or an injury, call 911 first, then contact us.
5. Using the website
You agree to use the website only for lawful purposes and in line with these Terms. You agree not to:
- Submit information that is false or misleading, or that is about another person without their permission
- Use the contact form to send spam, advertising, or solicitations
- Attempt to gain unauthorized access to the website, our systems, or other people’s data
- Introduce malware, or interfere with or disrupt the website or its servers
- Copy the website with automated tools such as scrapers or bots, other than ordinary search engine indexing

6. Information you submit
You are responsible for the accuracy of what you submit. If you submit information on behalf of a company, you confirm that you are authorized to do so. You permit us to use the information you submit to respond to you and for the purposes described in our Privacy Policy. Please do not submit sensitive information, such as Social Security numbers, payment card or bank account numbers, or health information, through the website.
7. Intellectual property
The website and its content, including text, graphics, logos, layout, and design, are owned by SFM or its licensors and are protected by copyright, trademark, and other laws. “Southern Facility Management” and our logo are our trademarks. We give you limited, non-exclusive, non-transferable permission to view and print pages of the website for your own internal business use. You may not copy, modify, distribute, sell, or create derivative works from website content without our written permission.

The website may mention or link to third-party websites or services that we do not own or control. We are not responsible for their content, policies, or practices, and a mention or link does not mean that we endorse them.
9. Disclaimer of warranties
The website and its content are provided “as is” and “as available,” without warranties of any kind, either express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the website will be uninterrupted, error-free, or secure, or that its content is complete, accurate, or current. This section applies to the website only. It does not change any warranty stated in a written services agreement.
10. Limitation of liability
To the fullest extent permitted by law, SFM and its owners, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, revenue, data, or business, arising out of or related to your use of, or inability to use, the website, even if we have been told such damages are possible. To the fullest extent permitted by law, our total liability for all claims relating to the website will not exceed one hundred dollars ($100). Some places do not allow certain limitations, so some of these limits may not apply to you. This section applies to the website only. Responsibility for services we perform is governed by the written services agreement.
11. Indemnification
You agree to defend, indemnify, and hold harmless SFM and its owners, employees, and agents from claims, damages, and expenses (including reasonable attorneys’ fees) arising from your misuse of the website, your violation of these Terms, or your violation of any law or the rights of another person.
12. Governing law and where disputes are heard
These Terms are governed by the laws of the State of Alabama, without regard to its conflict of law rules. You and SFM agree that any dispute arising out of or relating to these Terms or the website will be brought only in the state or federal courts located in Jefferson County, Alabama, and you consent to the jurisdiction of those courts.
13. Changes
We may update the website or these Terms at any time. We will post the updated Terms on this page with a new “Last updated” date, and your continued use of the website after that means you accept the changes.
14. General
If any part of these Terms is found to be unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver of it. These Terms and the Privacy Policy are the entire agreement between you and us about the website. We may suspend or restrict access to the website at any time.
